Welcome to Bellamont RV Campground.
Rules are to ensure that all our guests have a safe, quiet, and pleasant stay with us.
Check-out time is by 11:00AM. If you plan on extending your stay, let us know as soon as possible and we will make attempts so that you can keep your site, (cannot guarantee it). Failure to check out on time will result in late charges as well as the possibility of you being towed at your own expense.
Connecting to sewage. A sewer hose seal (rubber donut or threaded connector) for your sewer hose is REQUIRED. This is to ensure it is airtight. Do not jam your sewer hose all the way down into the inlet as it can prevent flow from other sites and could stop up the line. Place the sewer line so as not to inhibit mowing the grass.
Occupancy. Rates are based on two adults plus two children ($15/month for added guests), with two vehicles ONLY that must fit within your pad site (off grass and off roadway). Any guests staying more than one (1) week will have to be added to your application and may be subject to additional fees. Grandchildren visiting for up to two (2) weeks in the summertime are an exception.
RV Appearance.Management reserves the right to refuse service to any RV based on its appearance or condition. ALL monthly guests MUST email pictures of front, back, right, & left of their RV prior to the reservation to avoid a possible refusal upon arrival. If you are leaving your rig unattended at the park for more than 24 hours, you must drop off a key in the office in case of emergency (spillage, etc.) – Absolutely no window A/C units allowed at the park.
Pad Perimeter: Your site is to be kept clean and orderly. Only plants, grills, and lawn furniture should be visible on the outside, as determined by management. Mats, area rugs, (anything that can possibly kill the lawn) are NOT ALLOWED, including breathable mats. Be sure to close awnings when leaving your rig unattended. Strong winds can come about suddenly and cause severe damage. Any structures, landscaping, decks, steps or outdoor set-ups are subject to pre-approval. No tents, pools, trampolines, or playground equipment allowed in RV sites! No laundry should be hung outside to dry. No window a/c units, nor foil in windows is allowed. Please respect the privacy of fellow guests - Do NOT walk through occupied sites. No trimming or wood gathering from the trees, or you could be charged for damages. It is your responsibility to water and cut the grass in your pad area.
Vehicles/Parking (2 vehicles maximum per bay – no exceptions). No parking on the lawn or roadways. Guests can park in the vehicle parking area or in front of the office (this is NOT to be used as permanent parking or the vehicle will be towed.) Any non-working vehicles MUST BE removed from the premises. Failure to do so will result in towing of said vehicle at guest’s expense. Changing a flat or jumping a dead battery is allowed. Management approval is required for any other repair/maintenance procedure.
Water Usage. ALL water hose connections shall have a backflow preventer at the hose bib. Please note that the water pressure is very high and your RV may need a pressure regulator if the plumbing cannot withstand high pressures. All water leaks inside OR outside your RV MUST be repaired immediately or additional charges will apply. Monthly guests are allowed to wash their RV and vehicles a maximum of once/monthwith a hose and a hose end sprayer equipped with a water shutoff. Please ensure your water line is not placed in a manner that will inhibit grass mowing or weed eating.
Garbage. Must be in sealed plastic bags and placed in the dumpster. Please do NOT use the small trash bins located in the park for your daily garbage, no outside trash brought in is allowed. Do not use the dumpster to dispose of tires, furniture, car batteries, oil, paint, antifreeze or other hazardous materials, violations will result in a fine, and repeat offenders will be asked to leave. Individual trash receptacles outside your RV pad are NOT allowed. Do not leave garbage outside overnight. This attracts rats and snakes.
Pets. Must be non-aggressive and under 30 lbs., All pets must be on a hand-held leash and under physical control of the owner/handler at all times! Pet pens, cages, kennels, etc. are not allowed. Do not leave your pet outside unattended. Pet waste shall be picked up immediately and placed in a sealed bag and thrown in the trash. Please be aware that we do not allow Dobermans, German Shepherds, Mastiffs, Pit Bulls, or Rottweilers on the premises at any time, or mixes with these or any aggressive breeds. Violation of this rule will result in you having to leave the park. All pets must have current vaccinations. Aggressive dogs, excessive barkers, etc. are not allowed.
Children. Must be supervised at all times. Parents are responsible for their children’s safety, conduct, or any injuries/damage that they may cause. Unsupervised children who cause disruption for other guests may be asked to leave the park with their entire group. Please do not allow your children to climb trees.
Smoking/Fires. No smoking in restrooms, showers, or laundry room. Please use proper receptacles when extinguishing cigarettes. DO NOT throw cigarette butts on the ground as it can be a FIRE HAZARD.
Weapons/Fireworks/Hazardous Materials. The discharge of any weapon, pellet gun, BB gun, bow and arrow, etc. Is strictly prohibited. Absolutely NO FIREWORKS! Storage of hazardous materials of any kind on this property is strictly prohibited.
Gatherings/Cookouts. Please do not move furniture from public areas. If you are planning a group gathering, we can make an exception (with prior approval) providing all furniture is put back. Outdoor fires are only allowed in grills and pre-approved fire pits. Any celebrations should be done around the pavilion or your pad while observing quiet time and park rules. Alcohol use should be done responsibly. Please pick up the litter immediately. Be extra careful if using glass containers outdoors. We do not want children, pets, or you to be injured by carelessness. If you accidentally break glass outdoors, please pick up the pieces and dispose of them carefully to avoid injuring others. NO DRUG USE ALLOWED. Any infraction of this rule is grounds for eviction.
Visitors are required to check in at the front office before entering the park.
Driving/Speed. Please NOTE, the speed limit in the park is 15 mph. We have pedestrians and animals on the roadways. Only licensed drivers are allowed to drive in the park. Noisy vehicles are prohibited. Unsafe driving is subject to immediate dismissal from the park. Do not drive or park in the grass or the roadway.
Quiet hours. Are from 9:30 PM to 8 AM. Any other time keep noise within reason to avoid disruptions.
Operating a Business. Inconspicuous business operations are allowed (maximum two guests per day). As long as it does not cause excessive traffic, noise and/or trash.
Laundry Facility/Restrooms.Keeping our park beautiful is important to us. A code will be given to you to gain access to this building. Do not share your code, especially with those who are not guests of the park. Please leave restrooms and laundry clean and orderly. If they are in need of attention, please notify the office.
Storage Units. On Royaleor Deluxe pads, 10 x 10 storage units are available for an additional $95/month on a first come, first serve basis. Storage units cannot be altered in any way. No other storage units are allowed on your pad site.
Management reserves the right to evict without a refund or refuse entry or stay to any person who disregards any of the rules or for reasons deemed appropriate by management. If the RV must be removed by management, it will do so at the cost of the guest. We reserve the right to make changes to the rules, regulations and fees as necessary. These rules are enforceable whether or not signed by the guest(s).
Bellamont LLC is a service-oriented business and as such does not have a tenant/landlord relationship with any daily, weekly and/or monthly guests or their visitors. Bellamont LLC and/or management personnel assume no responsibility for injury, accidents, thefts or losses from any cause including loss of personal property from accidents of any nature. Violation of any of these rules may result in immediate dismissal from the park. Illegal activity or suspected illegal activity will be immediately reported to the proper law enforcement agency without exception.
